Frequently Asked Questions

Everything you need to know about the home inspection process.

How do I order a home inspection?

Call (410) 776-8946 with the square footage (if known), location, number of bathrooms, and your preferred date and time. We'll get you scheduled promptly.

Who should have a home inspection?

Any buyer or seller investing in property can benefit from inspection findings before negotiations and closing. First-time buyers especially find the educational value of attending the inspection invaluable.

What is included in a standard inspection?

All major visible systems and components are reviewed, including HVAC, plumbing, electrical, roof, attic, insulation, windows, doors, foundation, basement, and visible structure. The report documents findings with photos.

What if the inspection uncovers problems?

Findings can support repair requests, pricing adjustments, and contingency decisions before settlement. Many clients find that the inspection saves them significantly in negotiated repairs or prevents costly surprises after closing.

How long does an inspection take?

Typically three to five hours, depending on the size and age of the home. You are encouraged to attend — it's the best opportunity to ask questions and understand the condition of the property firsthand.

When will I receive my report?

Same-day reports are available. The written report is delivered electronically and includes an executive summary section for quick review, followed by detailed itemized findings.
